Aventura sits at the northeastern edge of Miami-Dade along the Intracoastal, and it's built up around high-rise condo towers rather than single-family neighborhoods. Some of those buildings date back to the 1980s, others are recent construction, so the age gap between towers here is wider than you'd find in a lot of other South Florida cities. That matters because an older Aventura unit can need drywall or texture work that a brand new one never will.
Being right on the water means salt air is a constant near windows, balconies and lower parking levels, similar to what we see in Brickell, though Aventura's buildings tend to be spread along the Intracoastal rather than clustered downtown. We take that into account with paint prep and moisture checks, especially in units on lower or exposed floors.
New towers are still going up in and around Aventura, so a unit renovation here can mean matching finishes inside a decade-old building one month and updating a unit in a tower that's barely a few years old the next. Either way, the building's own rules on materials, noise and scheduling end up shaping the plan as much as the unit itself does.
Most Aventura buildings ask an incoming contractor for proof of insurance before work can start, and many restrict when materials can move through the building, often to a service elevator during set hours. Ask your building's management office what they require so we can build the schedule around it.
Many Aventura towers also run a front desk check in process for any contractor or delivery, so we build extra time into the first day of a job for badge or ID sign in rather than assuming crews can walk straight up. Ask your front desk what they need from a visiting contractor and pass that along before the first day.
Permitting works the same way it does across South Florida: cosmetic interior work like painting typically doesn't need one, while plumbing, electrical or structural changes usually do. We'll say so plainly during the walkthrough.
