Doral is one of the newer cities we serve, built up mostly from the 1990s onward into master-planned communities of single-family homes and townhomes, most of them governed by a homeowners association. That newer construction means fewer of the age-related surprises you'd find in an older Miami-Dade neighborhood, standard wood-framed walls instead of concrete block furring, and building systems that are generally easier to open up and repair.
Doral is also known for the business parks and office space clustered near the airport, so alongside home renovations we regularly work on interior buildouts for offices and other commercial tenants. Being inland rather than coastal, Doral doesn't deal with the salt air exposure that shows up in our beachside cities, though the same South Florida humidity still affects paint, drywall and flooring over time.
A lot of Doral's neighborhoods were built out in phases across the 1990s and 2000s, so the age and finish level of a given home often depends more on which section of the city it's in than on the city as a whole. Some of the earliest phases are now old enough that original flooring, cabinetry and paint are due for an update even though the structure underneath is still relatively young.
Most Doral communities have an architectural review process for anything visible from the outside, like a new roof color or an exterior addition. Interior renovation work, from painting to a full bathroom remodel, generally falls outside that review and doesn't need HOA approval, though we'll tell you plainly if a specific project does.
Permitting follows the standard pattern: cosmetic interior work typically doesn't need one, while anything touching structure, plumbing or electrical usually does. We flag that during the walkthrough rather than partway through the job.
Access is usually simple in Doral's single-family and townhome communities, with driveways and guest parking, though some gated developments require us to be added to a visitor list or check in at a security gate before crews can get to a job site. Ask your community's front office what that process looks like and we'll build it into the schedule.
